We are often asked how we work, what projects we take on and the process once we are engaged as Interior Designers. Below we aim to demystify the process:

In the initial meeting consultation, we will establish your brief and aspirations - the scope of work and your budget. From this initial meeting we will then create a detailed proposal for you based around your needs and requirements.


Program Review/Site Verification: 


o   In order to define specific goals and requirements of the project, ANDREA RODMAN will set an initial meeting by phone, Skype or in person with the client to discuss the design direction for the space and will propose a conceptual design approach for review and discussion.

o   A review of the budget will be done in the phase to ensure the budget and the design direction align.  

o   A working word document is shared with the client, breaking down all rooms and area’s in the home with recommendations for functionality. The client’s homework is to give feedback for each area and list all wants, requirements and needs. ANDREA RODMAN then takes the document and creates a programming brief. This will serve as the foundation for the design programming, based on designing around the clients needs and lifestyle to enhancing how they can live and function in their home.

o   Programming brief will be given to the client and feedback will be requested to ensure all aspects are covered.

o   For renovations and informational purposes only, ANDREA RODMAN will review As Builts and project related information if applicable as submitted by Client and/or their architects. ANDREA RODMAN will review the existing conditions (walls, floors, ceilings, structural and HVAC) and photograph as required.

o   The more information you can provide us the better we can provide you with a clear assessment and design vision.

o   We recommend helpful tools for collective reference material on such online platforms like Pinterest and Houzz – We will often start the design programming in a shared folder in Pinterest which both client and designer can add comments and feedback for suggested design direction – creating a strong collaborative process to ensure we maximize creativity and the design potential of the home.

o   New Construction | Estimate an allowance of 4-8 weeks

o   Renovations | Estimate an allowance of 4 weeks

o   Furniture & Styling | Estimate an allowance of 1-4 hours per room

o   The primary objective of Schematic Design Phase (SD's) is to arrive at a clearly defined, feasible concept and to present it in a form that achieves Client understanding and acceptance. Although the design is not entirely represented, the schematic drawings can demonstrate basic spaces, scale and relationship of components.

o   The secondary objective is to clarify the project Program, explore the most promising alternative design solutions, and provide a reliable basis for analyzing the cost of the project.

o   Due to elemental aspects of graphic illustration, the Designer also needs to explain in writing what scope is not apparent to the Client.

o   New Construction | Estimate an allowance of 4-8 weeks

o   Renovations | Estimate an allowance of 4-6 weeks

o   Furniture & Styling | Estimate an allowance of 4-8 hours per room depending on the complexity of design requirements and budget value assessment.

o   Deliverables: SD 50% / 75% / 100% - Presentation for client feedback (this depends on the scale of project and can vary)


o   The objectives of the Design Development Phase are different from those of Schematic Design Phase. The primary purpose is to define and describe all important aspects of the project so that all that remains is the formal documentation step of construction contract documents.

o   The Design Development Phase focuses more on the technical aspects of materials and building systems. Although this phase allows the Designer to finalize space and function to a great degree, the primary achievement is to enable the Client to understand how the project will function as well as give more detail about what it will look like.

o   The Design Development Phase is the period when all the issues left unresolved at the end of schematic design can be worked out, and at a scale that minimizes the possibility of major modifications during the construction documents phase. It is also the period in which the design itself achieves the refinement and coordination necessary for a polished product and solution.

o   While most design issues should be resolved by the end of design development, some will continue to be refined, resolved, or modified during the construction documents, bidding and construction phases of the project.

o   New Construction | Estimate an allowance of 4-8 weeks 

o   Renovations | Estimate an allowance of 4-6 weeks

o   Furniture & Styling | Estimate an allowance of 8-12 hours per room depending on the complexity of design requirements and budget value assessment.

o   Deliverables: SD 50% / 75% / 100% - Presentation for client feedback (this depends on the scale of project and can vary)


o   Preparation of construction documents, consisting of plans, elevations, details and specifications, to illustrate non-structural and/or non-seismic partition layouts; power and communications locations; reflected ceiling plans and lighting designs; materials and finishes; and furniture layouts.

o   With the design fully developed, the Designer will add all required technical information, such as dimensions and notes, to the design drawings prepared in the design development phase.

o   Final specifications will also be included in the drawings and appear as notes or schedules (door schedule, window schedule, finish schedule, etc.). Upon final approval by the Client, such drawings ("Construction Documents") will become the legal documents from which a General Contractor will prepare a bid and ultimately construct the Project.

o   While the Construction Documents are now considered complete, the Client may request additional revisions and/or changes in writing. The Client will be responsible for any costs incurred for all such revisions and/or changes / issued as a change request.

o   Estimate an allowance of 12-16 hours per room depending on complexity of design requirements and budget value assessment.

o   Deliverables: SD 50% / 75% / 100% - Presentation for client feedback (this depends on the scale of project and can vary)

Administration of contract documents, bids and negotiations as the client's agent.

o   Observation and reporting on the implementation of projects while in progress and upon completion, as a representative of and on behalf of the client; and conducting post-occupancy evaluation reports.

o   If the Client requests, the Designer will coordinate the Construction Documents with the General Contractor by supplying full-sized copies of the Construction Documents to the General Contractor at the Project site or the General Contractor's office in the quantity specified by the General Contractor.

o   The Client is responsible for the costs incurred for printing and delivery of such Construction Documents.

o   The Designer will make scheduled and unscheduled visits to the Project to observe its progress and continuity and inform the Client if, to the Designer's knowledge, the construction work is not being carried out correctly or satisfactorily as per the Construction Documents.

o   The Designer will work closely with the General Contractor and use reasonable efforts to keep the Project on schedule and resolve any unexpected issues that may arise.

o   Recommended Milestone Site Visits to ensure integrity of design is fulfilled:

o   Shop drawing review on all key feature custom designs

o   Site visit/consultant coordination | Estimate: 2 meetings Pre-Construction

o   Site visit at critical stages / milestones | Estimate: 6 -10 Consultant Coordination Meetings, additional meetings will be billed as an extra expense.


Furnishings may include, but are not limited to, furniture, decorative accessories, artwork, window treatments, area rugs and decorative light fixtures. 

o   The furniture budget will be developed by Designer based on project programming and Client direction.

o   The furniture budget will be provided to Client for review and approval prior to The Commencement of Phase 4.

o   Designed and/or selected furniture and associated textiles to be submitted in "FF&E" Specification Documents (Furniture, Fixture, & Equipment).

o   In the event that any items are to be custom built, the Designer will coordinate with the fabricator on all information necessary to convey the design intent.

o   Antiques are to be purchased in "As Is" condition. Any time necessary to coordinate the restoration of any antique or showroom sample is to be billed in addition to the Basic Fees under this Contract, with prior Client approval of fees.

o   All materials relevant to the selection of furnishings, such as fabrics, metal or wood, may be recommended by the designer and but will be approved by the client prior to procurement.

o   Design, selection of fabric and materials for window treatments and curtains (if any) will include sketches, pictures or site meetings to create the design intent.

o   Any additions to approved fabric selections and the additional time required to price and coordinate new selections will be billed hourly in addition to the Basic Fees under this contract, with prior Client approval of fees.

o   We believe in providing our clients with full transparency and work on a sliding scale specific to a project and client's requirements.

o   If purchasing directly from a retailer, the Client may only use the Designer's name for discounted trade pricing with the written consent of the Designer.
